Hema is an experienced member of our conveyancing team, specialising in freehold and leasehold conveyancing and in remortgaging and equity release work.

She acts for buyers and sellers throughout Cheshire and Staffordshire, and also for those further afield who are looking to buy a UK-based holiday home or investment, or who need to dispose of a property as part of a divorce or the administration of a deceased loved one’s estate.

Hema has wide-ranging expertise, including in the sale and purchase of new build properties, period homes, auction properties and buy-to-let investments.

Having previously worked in the litigation department at Staffordshire County Council, she also has experience in resolving conveyancing-related disputes and in securing the removal of unlawful occupiers and trespassers from property that has been earmarked for sale.

Hema is valued by clients for her patience and straightforward advice, her ability to work under pressure and to tight deadlines, and her ‘can-do’ attitude when faced with an issue which has the potential to cause problems or to derail an ongoing transaction.

She is particularly valued by members of the local South Indian and Sri Lankan community as she is multilingual, which makes accessing our conveyancing service easier for clients.

Recent examples of Hema’s work include:

  • tracking down the new owner of a now-defunct mortgage company to get confirmation that a loan taken out in the 1970s (secured against our elderly client’s home) had been fully repaid, thereby enabling them to secure the paperwork needed to sell up and move into a smaller property better suited to their needs;

  • getting fast-track approval for a planning application to address serious structural defects in a property, thereby enabling our first-time buyer client to meet their mortgage lender’s requirements and to also complete their purchase by the deadline set by the other buyers and sellers involved in their property chain; and

  • supporting a client going through cancer treatment to deal with the sale of their home, in the least stressful way possible, to buyers who were pushing for a quick completion – which included visiting them in hospital on occasions to explain what was happening and to complete the necessary documentation.
